We’re Back! (& Supporting Our Federal Community)

Hey Friends!

I know I know…it's been a minute since you've heard from me. First, let me just say - I've missed you! That warm, fuzzy feeling of connecting with fellow DMV-to-Baltimore transplants (and those of you just curious about making the leap) has been missing from my life.

So where have I been? Well, turns out that working for the federal government during massive layoffs AND a return-to-office mandate is exactly as chaotic as it sounds. These past few months have been a whirlwind of uncertainty and way too many meetings about "organizational restructuring" (anyone else hate that phrase?).

The Federal Community - We're In This Together

For those of you who also work in federal positions, I see you. I feel you. These layoffs have been brutal, and now the 5-day return-to-office mandate has added another layer of stress to an already challenging situation.

I know many of us are still navigating uncertainty about our positions, and big financial decisions like housing might be the last thing on your mind right now. That's completely understandable – financial security comes first, and this newsletter is here to support you wherever you are in your journey.

What's New in Charm City?

While I've been away, Baltimore has been buzzing with development news! The Inner Harbor revitalization project is moving forward with serious funding ($500 million!). It'll take time to see the full transformation, but the commitment to improving one of our city's key attractions is exciting.

As for the housing market? I'm keeping an eye on trends and will share insights for when the time is right for those interested in exploring options.

What’s New With “Hello Charm City Newsletter?”

Here's what's got me excited enough to come back and share: I'm working on digital resources to help folks navigate housing decisions in Baltimore, whether that's eventually buying, finding affordable rentals near MARC stations, or simply understanding neighborhoods.

I know this isn't the time for many to make major financial moves, but it is a time when information and community support matter more than ever.

In the coming weeks, I'll be sharing:

  • Baltimore neighborhood investment guides

  • ROI calculators specific to Baltimore's unique market

  • First-time investor checklists

  • How to spot potential flip properties (remember that $60K house that sold for $375K?)

  • The "commute calculator" - comparing housing costs vs. commute time to quantify your life quality

Hidden Gem of the Week

Dickeyville Historic District

Walking into this neighborhood is literally like stepping into a time machine! With its colonial houses and quiet streets, it's hard to believe you're still in Baltimore city limits.

It's one of those spots I discovered during the pandemic when we were driving around looking for our next home, and I literally had to ask my husband, "Are we still in Baltimore??"

It's the perfect example of how this city continues to surprise even long-time residents. And for investors? Historic districts often hold value even in market downturns!

Let's Reconnect!

I'm eager to hear how you're all doing. Has anyone else made the DMV-to-Baltimore move during my hiatus? Has your Baltimore home continued to be the investment win you hoped for? Are you still on the fence about making the move?

Drop me a line - I'm back to my regular email checking schedule and genuinely want to know what's happening in your lives!

P.S. If the return-to-office mandate has you reconsidering your living situation, let's chat! Baltimore + MARC train life can be the perfect solution to DC's housing crisis, especially with the commuter tax benefits!

P.P.S. I'm planning a "Baltimore Investment Properties Walking Tour" next month - first dibs go to newsletter subscribers! All locations will be within 15 minutes of MARC stations (because I know what matters now)! Stay tuned for signup details!
